If you’ve been waiting for Idaho home prices to take a big dip, you might be holding your breath for a while. The Treasure Valley real estate market—Boise, Eagle, Meridian, and beyond—has been through a whirlwind over the last few years, but the trends for 2025 point toward stability rather than steep declines.

According to the latest data from Boise Regional REALTORS®, the median home price in Ada County for July 2025 was around $527,000, up about 2% year-over-year. Canyon County saw a similar modest increase, with a median of about $415,000. While prices aren’t climbing at the frenzied pace of 2020–2022, they also aren’t crashing.

Why? Inventory remains relatively tight. Even though we’ve seen more listings hit the market compared to last year, they’re still below pre-2020 norms. Combine that with steady in-migration—Idaho remains one of the top states for inbound moves, according to United Van Lines—and you’ve got a recipe for price resilience.

Interest rates, currently hovering around the mid-6% range, are keeping some buyers cautious. However, if rates dip in the coming months (as many analysts predict), we could see a surge in demand that puts upward pressure on prices again.

For buyers, this means waiting for a massive price drop could mean missing out entirely—especially if lower rates pull more competition into the market. For sellers, the takeaway is encouraging: well-priced, well-presented homes are still moving quickly, especially in desirable neighborhoods of Eagle and Boise.
